It also gives you time to find the perfect new property, pack up your belongings, and get ahead with setting up utilities, tech, furniture, etc., in your new location.  

Again, you might want to use a checklist or spreadsheet to keep on top of your timeline. Also, having an understanding of the consequences by not doing them in the right order, can diminish any incentives you might have negotiated.
