Slick brochures and confident promises mean little if they don’t match the numbers. Always verify projected returns with real performance data and market comparisons.

If a deal looks perfect and the pressure is on to act quickly… pause. Off-market deals can be gems but they’re also fertile ground for corner-cutting, missing due diligence, or hidden flaws.
